Reading Your Settlement: ACV and Depreciation Explained

You opened the settlement letter, saw the number, and felt your stomach drop. The contractor wants far more than the insurance company just paid. Is that a mistake, a lowball, or something else?

Usually it is something else: claim math that nobody explained to you. Property settlements are built from four numbers. Replacement cost value is the price of new. Depreciation is the subtraction for age and wear. Actual cash value is what remains, and it is what many first checks are based on. Then the deductible comes off the top. On a replacement cost policy, much of that depreciation is not gone, it is waiting: finish the repairs, send the invoices, and it gets released. Miss the deadline, though, and waiting money can become lost money.
